TO THE OAKLAND COUNTY BOARD OF COMMTSSIONNRS:
Mr. Chairperson, Ladies and Gentlemen:
WHFRTAS the County of Oakland by :liscollalideus Resolution
83074, adopted April 1, 1932 entered into a lease agreement
with the Oakland County Bar Associatiop, for 938 net square feet
of office space located in the Court Tower in the County Service
Center and commonly Pc own as Suite 533, and
WHEREAS the County of Oakland by Miscellaneous Resolution
82199, adopted July1,1982, amended the lease to include Suite
532 for a total of 1058 net square feet of office space, and
WHEREAS the Oakland County Bar Association has expressed
their desire to extend said lease for one additonal term of
five (3) years, and
WHER.LAS your Committee recommends that the County of
Oakland and the Oakland County Bar As extend the lease
for one additional tore of five (3) years.
NOW THEREFORE BE IT RESOLVED that the County of ONVIoTid
agrees to extehd the lease with the Oakland County Bar Association.
for a period of five (5) years for 10S6 not square feet of office
space in the Court Tower (commonly known as Suites 532 and 533)
at a per annum cost of Eleven. Thousand Four Hundred Three Dollars
($1.1,403,0 and that all provisions of the lease adopted April 1,
1982 apply to this ext e nsion.
BE IT FURTHER RESOLVED that the Chairperson of the Oakland_
County Board. of Commissioners be and is authorized to execute
a Declaration of Lease Extension in the form attached hereto
on behalf of the County of Oakland,

DECLARATION OF LEASE EXTENSION
It is the intent of the County of Oakland, a Michigan
Constitutional Corporation, to renew the lease of the Oakland
County Bar Association for the premises known and designated
as Suites 532 and 533 of the Court Tower for a term of five (5)
years commencing on the 1st day of July 1987, at a rental rate
of Eleven Thousand Four Hundred Three Dollars ($11,403) per annum.
It is understood that the Lease Extension shall retain
the same covenants and conditions as are contained in the
original lease dated April 1, 1982.

Re: Lease of 9.O-&-3- SquareFeet of Space,
Suites 532 and 533, Courthouse Tower
Dear Ms. Stewart:
The Oakland County Bar Association presently occupies
Suites 532 and 533 consisting of 1,086 square feet in the
Courthouse Tower. The first five year term of the lease
commenced on July 1, 1982, and expires on June 30, 1987.
Pursuant to Paragraph 10 of the Lease Agreement dated
April 1, 1982, the Oakland County Bar Association hereby
provides the County of Oakland with written notice of its
intention to extend the lease of the above suites for an
additional term of five years.
It is my understanding that you will advise us of the
rental rate determined on the basis of current rates for the
extended term of this lease.

THIS LEASE AGREEMENT, entered into this day of 4fief4 itT
1982 between the COUNTY OF OAKLAND, a Michigan Constitutional Corporation, 1200
North Telegraph Road, Pontiac,.Michigan,.48053, hereinafter referred to as LESSOR,
and the OAKLAND COUNTY BAR ASSOCIATION of Pontiac, Michigan, hereinafter referred
to as LESSEE:
WITNESSETH:
LESSOR, for and in consideration of the agreements of LESSEE hereinafter men-
tioned, hereby leases to LESSEE and LESSEI hereby leases from LESSOR, the premises
located in the Court Tower in the Oakland County Service Center, City of Pontiac,
County of Oakland, State of Michigan, being:.

(Consisting of 938 square feet)
for a term of five (5) years commencing on

LESSEE, in consideration of said leasing, agrees:
1. To pay in rent for the premises the sum of Nine Thousand Three Hundred -
Eighty and 04/100 Dollars per year, payable in twelve (12) equal installments at
the rate of Seven Hundred Eighty-One and 67/100 Dollars per month on the first day
of each and every month during the term of this Lease, at 1200 North Telegraph Road,
Pontiac, Michigan.
2. To pay all reasonable costs, attorney fees and expenses that shall be made
and incurred by the LESSOR in enforcing the agreements of this lease.
3. To use and occupy the premises for the purpose of operating the OAKLAND
COUNTY BAR ASSOCIATION, and for no other object or purpose without written consent
of the LESSOR.
4. Not to assign this Lease nor sublet the premises or any portion thereof
without consent of the LESSOR.
5. At the expiration of this Lease, to restore the leased premises in as good
condition as they now are.
6. LEJSEE aees to carry such insurane and in such amounts as will, in tha
opinion of the LESSOR, be adequate to Indemnify Oakland County, its departments,
officers and employees against liability of every name or nature arising by or
through the acts or omissions of the LESSEE, its officers, agents or employees.
7. This Lease may be terminated by the LESSOR in the event of the breach
of any of the agreements of LESSEE herein contained, in which case the LESSOR
may re-enter on the premises thereon, aneL this Lease 4hall thereupon be terminated.
8. LESSEE agrees that all improvements to the property will be made at its
own expense and any improvements or modifications to the property will be removed
without cost or expense to the LESSOR upon termination of the Lease, unless other-
wise agreed upon in writing.
S. LESSEE agrees to provide telephone service at its own expense.
10. LESSEE shall have the right to renew or extend this Lease for one (1)
additional term of five (5) years after the original Lease term at a rental rate
determined on the basis of then current rates, provided LESSEE gives written notice
to LESSOR of intention to exercise such right at least sixty (60) days before the
end of a Lease term provided for herein.
11. This Lease may be terminated by either party by giving a six (6) month
written notice to the other party.
LESSOR, in consideration of the agreement set forth above, agrees as follows:
1. LESSEE shall have the full and complete use and occupancy of the leased
premises.
2. To prepare the leased premises with partitions per the plan attached hereto
at no cost to the LESSOR.
3. All fixtures and appurtenances erected on or attached to the premises may
be removed by LESSEE at the termination of this Lease.
4. LESSOR agrees to provide heating, cooling, lighting and custodial standards

Each parlty hereby waives any right of action that it may acquire against the
other for loss or damage to its property or to property in which it may have an
interest, whether such loss is caused by fire or any of the extended coverage
hazards or from the negligence of the parties hereto, their employees, agents or
representatives, and arises out of or is connected with the leasing of premises
located in the Court Rouse Tower in the Oakland County Service Center, Pontiac,
Michigan.
