Addenda to Lease With the State of Michigan (Department of
ocial Services) at the Oakland Office Building
TO THE OAKLAND COUNTY BOARD OF COMMISSIONERS
Mr. Chairperson, Ladies and Gentlemen:
WHEREAS the L ,t[Ht -tment of Social Services is presently occupying
office space at 196 Oakland Avenue, Pontiac, Michigan; and
WHEREAS thE • ---ists a Lease Agrr,t. (Miscellara Resolution
82069, April 1, 1t - AND Resolution 860t2, Aaron 27, 1 -20) between the
State of Michigan a !d the County of Oaklnd for 47,649 tquare feet of
office space for a term beginning January 1, 1982 and ending
December 31, 1!..t.71 with a rental rate of $376,426.80 per year; and
YFREAS tr;re are two (2) addenda to the existing lease. The
of the first addendum is to reduce space by 18,329 square
or a total of 29,320 square feet from the Period of January 1,
through December 31, 1991.
WHEREAS the purpose of the second addendum is to increase to
additional space 4,896 square feet, for a total of 34,216 squar_ -t
from the period of April 1, 1990 through December 31, 1991.
WHEREAS the State of Michigan shall pay to the Lessor for the
period of January 1, 1989 through December 31, 1991 for 29,320 square
feet of space at the rate of Two Hundred Thirty-One Thousand Six
Hundred Twenty-Eight and 00/100 E)11ars ($231 0) per annum

WHEREAS the State of Michigan shall pay to the Lessor for the
period of April 1, 1990 through December 31, 1991 for 34,216 square

NOW THEREFORE BE IT RESOLVED that the Oakland County Board of
Commissioners approves the request to execute the two addenda to the
Lease, copies of which are attached hereto. All other provisions of
the Lease executed February 18, 1982 apply to said addenda.
BE IT FURTHER RESOLVED that the Board of Commissioners directs
its Chairperson to execute the aformentioned addenda.

OF SOCIAL SERVICES) AT THE OAKLAND OFFICE BUILDING
MISCELLANEOUS RESOLUTION #91068
TO THE OAKLAND COUNTY BOARD OF COMMISSIONERS
Mr. Chairperson, Ladies and Gentlemen:
Pursuant to Rule XI-G of this Board, The Finance Committee has
reviewed Miscellaneous Resolution #91068 and finds:
1) The Michigan Department of Social Services has agreed to
lease 29,320 net square feet for the period January 1,
1989 through March 31, 1990 and 34,216 square feet for
the period April 1, 1990 through December 31, 1991.
The specified annual lease rate is $7.90 per square foot.
The actual rental cost is adjusted annually based on
actual year end costs of operating the building at 196
Oakland Avenue.
3) The State of Michigan will make monthly payments during
1991 based on the annual amount of $270,306.40 which will
be adjusted based on actual 1991 costs.
4) The 1991 Adopted Budget for Facilities Maintenance and
Operations revenue includes $242,166 from the Dept. of
Social Services.
No budget amendment is recommended at this time.

A Governmental Unit
and the
STATE OF MICHIGAN
ADDENDUM #2 to lease dated February 18, 1982, as addended, by and between
County of Oakland, as Lessor, whose address is 1200 North Telegraph Road,
Pontiac, Michigan, and the State of Michigan for the Department of Social
Services, as Lessee, for property located at 196 Oakland Avenue, Pontiac,
Michigan.
The purpose of this addendum is to reduce the total amount of space being
leased by 18,329 square feet and modify the annual and monthly lease payments
to reflect said reduction in leased space.
The text of Paragraph 1.1 is deleted in its entirety with the following text
being inserted in lieu thereof:
1.1 - Lessor hereby leases to State the following described premises,
Situated in the City of Pontiac, County of Oakland, State of Michigan: 29,320
square feet of office space located at 196 Oakland Avenue, Pontiac, Michigan,
with adjacent common parking.
The text of Paragraph 3.1 is deleted in its entirety with the following text
being inserted in lieu thereof:
3.1 - The State shall pay to the lessor for the demised premises for the
period of January 1, 1989 to December 31, 1991 at the rate of Two Hundred
Thirty One Thousand Six Hundred Twenty Eight and 00/100 Dollars (231,628.00)
per annum payable in installments of Nineteen Thousand Three Hundred Two and
33/100 Dollars (19,302.33) per month.
This addendum becomes effective January 1, 1989, and continues on through the
termination date of the lease.
Except as herein provided, all other provisions of the lease apply to this
addendum.
