Dear Mr. Van Natta:
Thank you very much for the opportunity to discuss your proposed
clubhouse and pro shop for the Springfield Oaks Golf Course. We
are pleased that you are considering us for this project and want
to assure you that our office is anxious to be of service to you and
your Commission in any way possible.
Since our discussion of May 26th, we have had an opportunity to
visit the site and agree that it does afford excellent views from your
suggested building location. It also appears entirely logical to con-
sider a building relying heavily upon indigenous materials in a natural
state in combination with large glass expanses. Rough sawn wood,
exposed timber framing, and sloping roofs, all similar to the nearby
Youth Activities Center, would establish a character appropriate to
the site and intended building use, and at the same time reinforce a
common identity as Oakland County Recreation Facilities.
Our present obligations are such that we could commence work im-
mediately on this work and have documents ready for bidding at the
earliest feasible date.
We propose that the fee be a percentage of the cost of construction
calculated according to the Michigan Society of Architects Schedule,
which is attached.

*When Construction cost falls between amounts shown, the fee shall be determined by
interpolation.
For construction contracts involving remodeling, alteration of or addition to existing
buildings add an additional factor, depending upon the complexity of the project, to the
basic compensation rates shown above to determine the basic compensation for that por-
tion of such contracts.
For construction contracts involving reuse of construction documents compensation is
normally less than the basic compensation for original use, plus an hourly rate or fixed
fee for any required changes. Variations shall be determined to suit the particular cir-
cumstances.
SEPARATE CONTRACTS:
The schedule of basic compensation applies when all construction is let under a single
building construction contract. Increased compensation is required if separate building
construction contracts are let, thereby increasing the architect's services, expenses and
responsibilities. In situations where separate bids are taken and the successful bidders
are assigned as subcontractors to the general contractor, the increased compensation to
the architect may be less than when contracts are awarded.

Dear Mr. Van Matta;
I ,le are pleased to have this opportunity to submit our
proposal for architectural services for the proposed new
Club House at your Davisburg Golf Course,
The writer spent several hours yesterday inspecting
the proposed site and touring the general area. It is a
beautiful location for such a facility. It is well suited
for a two level structure. Because of the characteristics
of the site, it will be important that the building be
esthetically pleasing, and corpatable with the setting.
The Club House we designed at the Hunter's Greek Club
in Metamora is a good example of the type of building we
feel would blend in well with the surrounding, taking full
advantage of the views and vistas. In the event some of
you have never seen this building, a colored rendering of
our original sketches is enclosed for your inspection.
It would be a pleasure for me to visit this project with
you and your Board prior to making, your final selection
of an Architect for your new building. If this could be
arranged, please let me know.
We have also designed the Club House at Holly Greens
Golf Course. Because of our experience in this type of
planning, we feel extremely well qualified to design for
_you a building that will not only be functional but also
architecturally fitted to its environment.

We are aware of your budget for this project and would
make every effort to design a structure that would not exceed
it. As to fees for our services, we would follow the estab-
lished MSA fee schedule, which would be 7.5% for a recreational
type building costing $100,000.00. We have a large staff of
experienced architects and draftsmen who are available to
provide excellent service.
We trust you will give serious consideration to our
firm for the reasons outlined above. We have a genuine
interest in this commission and assure you that if we are
awarded this assignment we will honor your trust.

RE: Architectural Services — Springfield Oaks Clubhouse
Dear Mr. Van Natta,
This letter is in response to your request for proposed architectural
services by this office.
The following fee calculations and inferred services are in accor—
dance with the enclosed Michigan Society of Architects Document No.
MSA 65-8.
Doto previous work completed by this office on a building for the
proposed site this office can deduct a certain percentage of the normal
fees. That reduction is mainly because certain phases of work would
not have to be repeated.
I would strongly recommend reworking the existing documents pre—
pared by this office (Architects comm. no. 6820) in a manner to pursue
all possible economies in construction costs. An example:
I. Convert the plans to timber and wood construction in lieu of
steel framing.
2. Use wood siding on upper level in lieu of brick.
3. Reduce glass areas which will reduce heating and cooling loads.
4. Simplify roof construction to simple gable system and use as—
phalt shingles in lieu of terse metal.
5. Omit wall hung water closets.
6. Include air conditioning for upper level only with add —on
provisions for lower level.
7. Simplify balcony construction to serve as protective canopy
and planting balcony only and disallowing traffic loads.

8. Omit equipment storage and entrance terrace thereon.
9. Omit some paved terrace area on the lower level.
10. Revise general construction to conform with residential con-
struction wherever possible.
The following proposals are based on an estimated building cost
excluding kitchen equipment, landscaping and furnishings.
PROPOSAL NO. I
Fee for reworking of construction documents previously developed
for the subject site:
7.45% x $125,000.00 = $9,375.00
Less 307o of fee not required for schematic and design
development phases work:-$2.812.00
$6,563.00
PROPOSAL NO. 2
Fee for developing design and construction documents for an
entirely new concept.
7.4575 x $125,000.00 = $9,375.00
Less 10% of fee not required for schematics phase
work: -$ 937.00
$8,438.00
The fee amounts would increase or decrease in accordance with
construction cost.
