The Daihatsu S65 features a rear cargo box that has twice the capacity of a traditional Cushman or EZ Go unit; the load capacity is also 300 pounds greater. The maneuverability is also one of the premier features of this unit. The Daihatsu will replace a 1981 Cushman truckster that has been transferred to White Lake Oaks Golf Course for use as parts. Funds for this contract will come from Operating Contingency. m ITEM #15 CROSS-COUNTRY SKI PROGRAM INDEPENDENCE OAKS Raupp Campfitters, who have been the vendors since 1983 for the cross-country ski rental at Independence Oaks, have informed us that they will no longer be providing the rental service. Over the years of operating the ski program at Independence Oaks, it has become apparent to staff that a ski rental facility is necessary to provide the quality of service and meet the program needs of the public for cross-country skiing. In view of this, staff recommends the Commission operate the rental facility as we do at White Lake Oaks and, more recently, at Addison Oaks. Staff members met with Stephen Parker, who represents Raupp Camp - fitters, to discuss the purchase of their equipment as outlined in their attached letter. Based upon staff's knowledge of the equipment and the purchase price offered, it is recommended to purchase both Indepen- dence Oaks and Royal Oaks Golf Course's equipment from Raupp Campfitters. This purchase will include 215 pairs of skies with bindings, 309 pairs of boots and 257 pairs of poles, for a total purchase price of $14,488.00. As you may already know, this year we did a complete redistribution of all our rental equipment to match the market study we did last year. The results have been gratifying. On one Sunday we were actually able to achieve a 2.1 times turn of the total rental stock at our largest rental area. Obviously, this would not have been possible without almost perfect size distributions. The advantage to you is that you can now generate the maximum income from the smallest and least costly rental stock. We also have a small amount of sundry merchandise items (.wax, hats, mittens, gloves, socks, etc.) and the sales slip dispensers which we would include at no charge. Further, we have 10,000 rental contracts which would also include at no charge. These are, however, printed with our name on them and would need to be over -printed with your name. I have included a sample for you. Additionally, we have available for sale, at the same price and terms, the rental equipment from the Royal Oak Golf Course. This equipment is of the same excellent quality, condition, and size distribution as that at Indepen- dence Oaks. Following are the quantities and prices. EMPLOYEES. LESSEE may employ or contract for services with such persons as may be required in the operation, management and maintenance of the Golf Dome and its appurtenances. LESSEE will not discriminate against any employee or applicant because of race, sex, age, creed, color, or national origin. 10. MAINTENANCE, TAXES & UTILITIES. LESSEE shall, at its own expense, maintain the Premises to OAKLAND COUNTY PARKS AND RECREATION COMMISSION'S standards including maintaining the driveways, sidewalks and parking lots, free from ice, snow and debris; maintaining the reception building, grounds (including lawn maintenance), light standards, and fencing; maintaining the air structure dome and equipment related thereto including repairs and replacement. LESSEE shall pay all utilities, taxes (including real property, personal property and sales), all janitorial and grounds maintenance costs. 11. CONFORMITY TO LAW. LESSEE shall promptly observe, perform, execute, and comply with all applicable and valid laws, ordinances and regulations of every duly constituted governmental authority or agency relating to the Demises Premises. 12. REMOVAL OF PERSONALTY. LESSEE may remove at the termination of this Lease any trade fixtures or equipment owned by it. Trade fixtures shall include property placed in the Premises by LESSEE and removable without material damage to the Premises; provided, however, the upper deck, stairways and related handrails, baffles, and light fixtures shall not be removed. The Provisions of Section 17 relating to the surrender of the air struction (dome) shall apply. 13. INDEMNIFICATION. LESSEE shall indemnify and hold the LESSOR harmless from and against all liability, actions, claims, demands, costs, damages or expense of any kind which may be brought or made against the LESSOR arising from LESSEE'S negligent acts or omissions or upon the Premises.
